Flooring work in Miami

Miami covers a lot of very different flooring situations. A Brickell or Edgewater condo on the twentieth floor has nothing in common with a 1950s single-family house near Little Havana, and the install plan reflects that.

In the towers, the constraint is usually the building: approved work hours, elevator reservations, protection in common corridors, and in many cases a required sound underlayment rating before management signs off. We ask for those requirements before quoting so the schedule is realistic.

In older Miami homes the constraint is usually the slab. Terrazzo, layered tile and decades of adhesive all have to come out and be ground flat before a plank floor will lay right. That prep is scoped and priced with the estimate rather than discovered mid-job.

What comes up in Miami

  • Condo association rules for work hours, elevators and underlayment
  • Terrazzo and multi-layer tile removal in older homes
  • Parking and loading logistics in dense neighborhoods
  • Wood-look LVP is the most requested finish for rental-ready units
