The slab matters more than the air

Concrete holds and releases moisture. A slab that looks bone dry can still push enough vapor to affect an adhesive bond or a wood floor above it. That is why moisture testing before installation is not optional in this market.

Where readings are high, the answer is usually a vapor-retarding underlayment or a moisture-mitigating adhesive system rather than changing the whole plan — but it has to be known in advance.

How each material behaves

Solid hardwood expands and contracts the most with humidity swings and is generally not the first choice directly over a Florida slab. Engineered wood, built in cross-laminated layers, stays far more dimensionally stable and is the more common wood option here.

Luxury vinyl is the least reactive to humidity and handles direct water contact. Laminate handles ambient humidity fine but not standing water at the seams.

• Engineered wood: real wood surface, stable over slab, needs acclimation and moisture testing
• Solid hardwood: best over suitable wood subfloor structures, most sensitive to humidity swings
• LVP / LVT: most forgiving with moisture, wide range of glue-down and floating options
• Laminate: fine in dry interior rooms, vulnerable at seams if water sits

Air conditioning is part of the install

Wood and laminate should acclimate in the space where they will live, with the AC running at normal occupied settings. A house that has been closed up and hot for weeks is not a stable environment to install into.

The same applies after installation. A vacation home left unconditioned for months will move more than a home lived in year-round, and that is worth mentioning before choosing a material.

Coastal specifics

Near the water, add sand and salt to the equation. Sand is abrasive and works like sandpaper on a wear layer, so a tougher wear layer and good entry mats matter more in a beachfront unit than an inland one.
