LVP vs laminate for South Florida homes
LVP and laminate get compared constantly because they sit at similar price points and both imitate wood convincingly. In South Florida the decision usually comes down to one thing: how the core reacts to moisture.

The core is the real difference
Laminate is built on a high-density fiberboard core — a wood product. Luxury vinyl plank has a plastic-based core (commonly SPC or WPC). Both wear layers can look nearly identical from standing height.
When water sits on a laminate seam long enough to reach the core, the fiberboard swells and the edge lifts permanently. A vinyl core does not swell that way, which is why LVP is described as waterproof and laminate is usually described as water-resistant at best.
Where each one fits
In a South Florida context, that difference is not theoretical. Sliding doors that get left open in the rain, condo AC lines, beach traffic, tile-adjacent bathrooms and short-term rental guests all create the exact conditions laminate dislikes.
- LVP: kitchens, bathrooms adjacent areas, ground floors, rentals, waterfront and beachside units, homes with pets
- Laminate: bedrooms, upstairs living areas, budget-conscious whole-home projects in drier interior spaces
- Either: dry, climate-controlled interior rooms with no direct water exposure
How they feel and sound
Laminate is generally harder and can sound sharper underfoot, though good underlayment helps considerably. Rigid-core LVP tends to feel a touch softer and quieter, and thicker SPC planks bridge minor slab imperfections a little better.
Neither one forgives a bad subfloor. If a slab is out of tolerance, both will telegraph the dips, and floating installations of either type can develop movement at the seams.
What it means for your estimate
Material choice changes the prep conversation more than people expect. Some LVP products allow full glue-down, which is often preferable in large open condo spaces; most laminate is floated over underlayment with expansion gaps at the perimeter.
